Indiana Residential Estimate
This estimate is provided to inform you of our estimated cost to repair and/or replace the items as described above. The estimate does not include items or repairs which are not directly expressed. Pricing is based on the entire scope of work being performed by Indiana Residential. We have the right to change pricing based on changes to our scope of work with notification to customer. The estimate does not include cost for unseen damages found during the time of repairs. Indiana Residential may recommend further investigation or repairs to be made; at which time cost will be provided prior to completing the new scope of work. No evaluation will be made in areas which require the breaking apart or into, dismantling, removal of any object including, but not limited to: moldings, floor coverings, wall coverings, siding, fixed ceilings, insulation, furniture, appliances, and/or personal possessions; nor were areas inspected which were obstructed or inaccessible for physical access on the date of this estimate unless expressed in the estimate.
What you can expect from Indiana Residential?
Indiana Residential is not a home inspection company. We are a licensed, bonded and insured General Contractor in the state of Indiana.
We will provide an estimate based on the requests of our clients. Our Estimate may include recommendations and requests made by the home inspector, home buyer or home seller. IR is not responsible for repairs made by other parties after the completion of our work.
We will provide an emailed Estimate, upon approval we will request contact information and a desired completion date. We will make every attempt to complete the repairs prior to your expressed deadline.
We warranty all labor for 1 year from date of service for repair work. Mold Remediation is warranted for 30 days from date of remediation for a conditioned or unconditioned space barring environment has not changed the condition in which we left it.
What is your responsibly as our Customer?
It is the responsibility of the homeowner and Realtor to review the estimate and compare to the list of items requested to be completed. It is homeowner’s responsibility to ensure our estimate includes all repairs from the list you’ve provided to us prior to starting the work. We will provide an Invoice via email once the work has been completed. Payment is due upon receipt of the Invoice and due prior to closing unless included on the HUD within 7 days of completion.
Note the party that approves the estimate is responsible and payment is not ultimately contingent on the closing or sale of property.
MOLD Services
Remediation will be performed within generally accepted industry guidelines.The following three organizations are widely recognized by professional mold companies
1. IICRC – Institute of Inspection, Cleaning and Restoration Certification.

3. NY City DOH Guidelines on Assessment and Remediation of Fungi in Indoor Environments
In all situations, the underlying cause of water accumulation must be rectified or fungal growth will recur. Any initial water infiltration should be stopped and cleaned immediately. An immediate response (within 24 to 48 hours) and thorough clean up, drying, and/or removal of water damaged materials will prevent or limit mold growth. If the source of water is elevated humidity, relative humidity should be maintained at levels below 60% to inhibit mold growth. Emphasis should be on ensuring proper repairs of the building infrastructure, so that water damage and moisture buildup does not recur.
Currently there is not adequate data to relate the extent of contamination to frequency or severity of health effects. The goal of remediation is to remove or clean contaminated materials in a way that prevents the emission of fungi and dust contaminated with fungi from leaving a work area and entering an occupied or non-abatement area, while protecting the health of workers performing the abatement.
The client understands and agrees that the visual inspection and testing can report only; (1) water and mold problems in existence on the date of the inspection and testing; and (2) water and mold problems physically present in the precise and exact subject property locations that are actually inspected. Air tests can only report the presence of mold spores in the air of each room in which an air sample is taken. Air tests or swab samples can only report the presence of mold spores in the individual heating, ventilation and air conditioning ducts in which air tests or swab samples are taken. The moisture meter can only detect wet conditions ¾ of an inch into building materials tested, and only in locations actually tested. We cannot report on areas or locations in the building that have not been specifically inspected and tested. Indiana Residential is not responsible or liable for the non-discovery of any water damage, water problems or mold contamination or mold problems or other conditions of the subject property or any other problems which may occur or may become evident after the inspection and testing time and date. Indiana Residential is not an insurer or guarantor against water problems, mold problems or other defects in the subject property and improvements, systems or components inspected.
Indiana Residential makes no warranty, express or implied, as to the fitness for use or condition of the systems or components not directly stated in your estimate. Indiana Residential assumes no responsibility for the cost of repairing any water problems, mold problems or any other defects or conditions. Indiana Residential is not responsible or liable for any future water problems, mold problems or any other future failures or repairs.
Any modification to the treated areas whether intentional or unintentional, or a new source of moisture in and around the affected areas could compromise the completed work. Therefore, no warranties are stated or implied by Indiana Residential MOLD Services regarding future mold growth.
If there are no modifications or new sources of moisture in and around the affected area Indiana Residential MOLD Services will re-treat the previously treated area free of cost if mold is found within 30 days of original treatment. Does not include mold found on damaged carpet installed prior to remediation.
